南加房价重返历史高点 未来住房成最大难题

【侨报记者翁羽11月9日洛杉矶报道】9日，南加州政府协会（SCAG）在洛杉矶市中心举行第8届年度南加经济峰会，发布了南加州6县191个城市的最新经济报告，报告显示未来人们要面临房价房租大幅度上涨的压力。
周四，近300名来自政府部门、研究机构、工商行业的人员参加了第8届年度南加经济峰会。与会者探讨了南加州政府协会发布的年度报告，尽管南加由于系列经济发展规划而成为未来机遇之地，但是越来越贵的住房费用和劳动力缺口将使得人们面临压力。
根据报告显示，南加平均中位家庭年收入在1996年为6.86万美元，到2006年降至6.61万美元，到2016再降至6.49万美元。然而，相反的是南加平均房价从1996年的18万美元，到2006年升至55.5万美元，期间由于经济危机一度大幅度下跌，但在2016年已经重返至55.2万美元，而专家预测房价仍有可能继续上涨。

在租房方面，南加6县55%的租客将他们30%的收入用在住房费用上，但是在洛县50%的租客将一半的收入用在付房租上。有50%的千禧家庭因为住房费用的问题搬离洛县和橙县。
与此同时，报告显示新就业机会虽然多，但得到的薪水比经济危机产生的衰退前要低的多。
南加州政府协会主席、洛县杜阿尔特市（Duarte）市长芬利（Margaret Finlay）说：“这对我们区域来说是关键时刻，我们必须保证尽我们之力利用机遇去迎接挑战，克服危机。我们需保证吸引的是创造有价值的就业岗位。当面临住房危机，我们不可以袖手旁观，因为毫无疑问，这是整个区域面临最迫切的挑战之一。”
